Woodmont Property Group has devised a three-pronged wealth-building strategy to maximize investor returns across all economic cycles.
Emerging and Stable US Markets:
We acquire commercial and residential assets exclusively in emerging and stable U.S. markets. Regardless of the national economic outlook, there are always metropolitan areas that are stable or growing. Our acquisitions team conducts extensive research and analysis to determine which metropolitan areas are on the verge of great growth, measuring factors such as employment, infrastructure plans, and military re-alignments.
Multi-Family and Self-Storage:
Many in the media currently emphasize the risks involved in buying real estate. What they don’t tell you is that commercial real estate is a huge umbrella term for any real estate that is income-producing. Multi-family commercial real estate (apartments and mobile home communities) and self-storage facilities are an integral to our wealth-building strategy due to their recession-resistant nature. This cannot be said of stocks and bonds. During periods of high foreclosure rates, individuals often transition to rental housing and utilize self storage facilities as they rebuild their finances and plan future home purchasing.
Commercial Assets with Potential:
We focus on acquiring underperforming assets with significant upside potential. The management team of our group are skilled negotiators who have nurtured relationships with the top commercial brokers in the United States to find off-market properties. Upon securing favorable terms, we initiate comprehensive legal, onsite, financial, and demographic due diligence. During due diligence, we develop a strategic plan to systematically enhance income and reduce expenses, thereby substanially and consistently increasing net operating income, all while adhering to our very conservative underwriting methodology. Our value-enhancing strategies we use include boosting occupancy rates, enhancing property management, addressing infrastructure problems, and implementing utility billing to tenants.

James brings over 20 years of leadership and entrepreneurial experience to the team. His background encompasses successful start-ups in the social media production, hospitality, and management consulting sectors. James played a pivotal roll in establishing and managing the Washington field office for the Stephen Covey Leadership Foundation. Following a tenure in Geneva Switzerland, James returned to the U.S. and entered the executive search industry serving as a management consultant for Fortune 100 companies, where he established talent acquisition systems and processes. Today James is a successful real estate entrepreneur with a multi-million dollar commercial and residential portfolio covering emerging markets in the Mid-Atlantic, South East, and South Central, United States. James has the lead for investor relations.
Freddy loves Family, Real Estate, and Entrepreneurship. He uses the core principles that led to the success and growth of his logistics company and applies the same dedication to his Real Estate endeavors. He successfully grew his company from a small family-run business to a regional enterprise. In addition, Freddy’s attention to detail and perseverance are imperative to source and analyze each deal. Freddy might have to go through 100 properties to focus on our next investment.
Yoanna is passionate about investor relations. Her ability to connect with people and understand their financial needs along with her critical thinking skills have contributed to her amazing success in this field. Her background also includes a successful career in outside sales and the hospitality industry. Her focus and dedication is to help each investor reach their short and long-term goals keeping her motivated and energized to help everyone grow
Melanie is an entrepreneur and fitness professional at heart who is passionate about helping others succeed and be the best versions of themselves. Owning and managing an all-women’s gym, Melanie learned the value of leadership, networking, and teamwork. Under her leadership, Melanie created systems that enabled her gym to thrive through the last 6 years. She brings balance, organization, systems, and great communication to the team. Melanie previously helped women improve their health and fitness. She is now passionate about helping others improve their financial well-being as well.

How risky is this type of investing?
All investing has a level of risk, no matter what you hear from a broker or sales person. We choose to invest in real estate because of its intrinsic value and it is less susceptible to market swings than other types of investments. Woodmont Property Group is committed to personalized service to our investors. Therefore, we will listen carefully to your investment goals and risk tolerance and present opportunities to you that will meet your individual investment criteria.
How do you select the properties in which you invest?
Although we review many investment opportunities, we are very selective in the properties in which we choose to invest. In addition, we make a small number of acquisitions each year so that we ensure proper due diligence and service to our clients. The assets we select must meet our strict criteria for cash flow and expected appreciation. Our high standards allow us to best serve our investors. Additionally, we are happy to work with your account or financial advisors and encourage you to contact them before you invest.
How often do you communicate with your investors?
For the first six months of the investment, we communicate monthly without investors. After the first six months, we typically communicate quarterly with investors, although we will communicate more often if there is a need.
What types of returns can I expect?
Woodmont Property Group cannot guarantee any returns or discuss specific returns due to the rules and laws of the Securities and Exchange Commission. Typically, we offer higher returns than you would expect from an average CD, mutual fund, or money market account. We work closely with a respected SEC attorney to ensure we follow all regulations set forth in executing a private offering.
Do you anticipate capital calls?
There is no way to say if there will be capital calls. However, our strenuous due diligence and conservative forecasting make capital calls unlikely. To date we have not had a capital call on any property.
Do you do Joint Venture Partnerships?
With some properties that we buy, we use Joint Venture Partnership.
What if I just want to lend money and get a return without getting equity?
We do allow debt partners. Please contact our offices for more information on debt partnerships.
